A Different Documentation Path. A Thoughtful Homeownership Plan.
Your financial situation may be stronger than traditional income paperwork can show. Community Mortgage offers eligible borrowers a limited-income-documentation approach for a home they will live in.
Start with a careful review of your credit history, available funds, and a payment that fits your real budget.
When the paperwork does not tell the whole story.
Community Mortgage may be worth exploring when standard income documentation is a barrier, but you have an established record of managing financial obligations and sufficient eligible funds for the transaction and required reserves.
Income that is difficult to document
Traditional paystubs or tax-return-based qualification may not fit your circumstances. We first compare the documentation paths available to you.
A demonstrated payment history
Credit accounts and housing payment history help establish how you have managed your obligations. Credit requirements still apply.
Funds and a workable budget
Verified assets and reserves matter. We also discuss the full housing expense and whether it is sustainable for you.
Limited income documentation. A substantive loan review.
For eligible borrowers, this program does not require traditional income documentation and does not calculate a debt-to-income ratio. Approval still requires review of credit, assets, the property, and program eligibility.
Community Mortgage is for a primary residence. Purchase, rate-and-term refinance, and cash-out refinance options may be available, subject to the applicable requirements.
Complete and accurate information is essential.
All application information and supporting documents must be accurate. Existing debts, borrowed funds, account ownership, and other material details must be disclosed. Limited income documentation does not remove the need for an honest, complete application.
More flexibility can come with a higher borrowing cost.
The interest rate may be higher than a traditional mortgage with full income documentation. The actual difference depends on your qualifications, loan structure, and current pricing.
We compare the rate, monthly payment, closing costs, and overall fit before you decide. The goal is to understand what the documentation flexibility costs—and whether another available program offers better value.
Choose a payment you can sustain today.
Your decision should work with the loan you are taking now. A hoped-for refinance or future rate reduction should not be necessary to afford the payment.
A possible stepping stone—with a realistic next step.
For some borrowers, Community Mortgage may provide a path to homeownership while they build a more complete documentation history or strengthen their financial position.
We can plan a check-in after 12–24 months to review whether your circumstances support another financing option. That is a review timeline, not a promised refinance date.
- Keep organized financial and income records.
- Maintain timely housing and other debt payments.
- Protect your reserves and review your budget as circumstances change.
- Compare any future refinance savings with its closing costs and remaining loan term.
This program has no prepayment penalty. A future refinance still requires a new approval and depends on documentation, credit, property value, available programs, and market rates. Refinancing may involve additional costs and may not be beneficial or available.
The essentials still need to be documented.
- Credit and housing history: authorization for credit review and any requested records supporting your payment history.
- Funds for the transaction and reserves: complete recent account statements or approved electronic account verification showing ownership and eligible balances.
- Source-of-funds records: documentation for significant recent deposits on a purchase, gifts, or business funds when applicable.
- Property and transaction details: purchase contract or existing mortgage information, plus the required appraisal and property review.
- Application and program forms: a complete application, required authorizations, disclosures, and attestations. Limited income documentation does not eliminate required tax-related authorization forms.
- Homeownership education: completion of the required online course and submission of the completion certificate.
I’ll provide a checklist tailored to your transaction and instructions for uploading documents through the secure loan portal.
Complete a simple online homeownership education class.
The program requires the Framework Online Homebuyer Course for all transactions, including refinances. It helps borrowers prepare for the responsibilities of owning a home.
You’ll complete the online class and provide its completion certificate. A borrower-paid course fee applies. I’ll confirm the approved registration instructions, current fee, and certificate requirements during your loan review.
Clear expectations before you apply.
Is approval automatic because income documents are limited?
No. Credit, payment history, eligible funds, reserves, property requirements, and program eligibility still require review. Not all borrowers or properties qualify.
Is this primarily a credit repair loan?
The program is an alternative documentation option. Credit requirements remain important, and it should not be treated as a way to bypass payment-history or other eligibility requirements.
Can I use this for a rental property or second home?
This Community Mortgage program is for your primary residence. We can discuss other financing options if you are buying an investment property or second home.
Will I automatically refinance in a year or two?
No. We can schedule a review, but a refinance requires a new approval. Rates, property value, documentation, credit, and closing costs all affect whether refinancing is possible and worthwhile.
Is there a prepayment penalty?
The supplied program guidelines do not allow a prepayment penalty. We will confirm the terms in your loan disclosures before you commit.
Should we review traditional financing first?
Yes. If you qualify for an appropriate program using traditional or another alternative documentation method, we should compare that option before choosing Community Mortgage.
